Three steps to start the first time home buying process

It’s as easy as 1-2-3

1- FIND a Realtor

This is a relational business….. make sure you have found someone who will
Hear what YOUR wants and needs are and will help you drill down what is important to you!

Interview agents until you find “the one”
This person will then become your buyers agent! And walk you through the process and facilitate YOUR Deal- YOUR way!

It is important to Find someone you trust and will be honest with you to help you find a successful transaction

Someone who can chat with you about what the WHOLE process looks like!

2- GET pre approved with an experienced mortgage broker

That does not mean that you need to spend exactly that amount of money this is just a guideline and then of course you need to consider the rest of your budget such as student loans, vehicle payments, taxes and insurance food and fuel
Also!! Know where Your down payment is going to come from and what the rules behind that look like.
An experiences Mortage broker will make sure they have lol the documents required so that you are comfortable to move forward.

3- GO HOUSE hunting with YOUR buyers agent

This is a process and they are so excited to walk through it with you!

This can take longer than you think sometimes – make sure you feel like you have looked A
at everything (even if the pictures don’t look good) if it’s in your price range and ticks boxes LOOK- looking is free and you don’t know unless you see it!

Licensed realtors in Alberta can show you any property on the MLS market!!

House Hunting is exciting but can be stressful

Way pros and cons
Look at recent SOLDS and actively listed properties as COMPARABLES
This helps you feel reassured in your choice and the offer process.

Then when YOU find “the one” you
Write the offer and move through the next part of this process…..
Timing & communication is essential through this time frame

There’s so much tension in the air right now… I urge everybody that has the ability to pull back put your hand over your heart and just show grace, show kindness be a light to other people right now… Help elevate someone else’s experience, because that’s going to be the game changer! And it feels good to feel good and help others!

If somebody is choosing to spend money with you it’s a privilege!
I ask everybody to stop take the time and evaluate what is your clients are looking for… Nobody has a successful business with a one shot wonder, we need to have repeat clients, clients that are proud to say that they’re a part of your shpere and they are excited share their experience with working with you.

Well…. we know we are buying new house…. So we are not sure if we can take a Realtor?

The answer is 1000% YES!!

It is such a huge decision to buy a house let alone a new house when you’re walking through and you’re looking at a show home it’s important to have somebody that’s acting in advocating and representing your best interest… 
When you hire a Realtor it is their job to act in your best interest!The builder is representing their side. So you as the buyer deserve to have some pretty representing your best interest!

The sales agents that work to show homes are exactly that,  sales agents, this isn’t just buying a car – this is buying a home, a place you’re going to live work love and make your own it’s important to know the ins and outs and have a realtor there they will ask questions that sometimes are overlooked in the new homebuying process!

I want to assure you it does not cost you any more money to take your agent, you you’re allowed to take somebody with you to represent your side of the negotiating! The same as negotiating in used home sales it’s the same negotiating in new home sales… It is not just a sticker price there’s all sorts of different things that can be negotiated, asked for, that make a deal the right deal for you!

A Realtor is a master negotiator and can help you stay with in your budget and your time line!

A Realtor truly wants to act in YOUR best interest and can help align you with the right people for a successful experience from helping you find a great lender, landscaper, someone to build your fence— We have relationships with all these experts and can get your quotes as you go through the process so you no what the end project will look like!

So I urge you if you’re looking at buying directly from a builder, talk to your trusted Realtor- they’re often familiar with the different builders, who is the best at a certain style home, who has the best new home warranty etc. 

Realtors are truly experts in their field! That includes not only used homes, but new homeConstruction as well!

10 things no one wants to tell you when you home is for sale

A part of my interior design work locally is being hired by a wonderful team of real estate agents to meet with clients of theirs who are getting ready to sell their homes. I walk through the clients’ houses with them, making design suggestions and taking notes to later send them, giving them as many actionable tips and bits of advice as I can. I want their house to look as perfect as it can for their listing photos. I want them to be able to show off all of its beautiful features so that it looks its very best when potential buyers come for showings.

During this appointment, I’m there to give design advice for a very specific purpose and to explain just what to do and why. Sometimes just having an extra set of eyes to notice what someone has stopped noticing about their own home is immensely helpful. I aim to always leave clients feeling positive about their house and motivated to polish things up.

This consultation is a little glimpse into people’s homes and lives and it’s one of my very favorite things to do. I love being part of their team, helping them best prepare for what is one of life’s biggest and most stressful changes.

Wow! Was my first reaction when the Coronavirus really came to kick us all in the butt…..

Then it was OK, we got this; we can only control what we can control… So let’s focus on what we can.

This has been & is a pivot point for many. I know & understand there is going to be a grieving process through out this whole once in a life time pandemic— from missed Birthdays, Graduations,Funerals & so much more then the big things….. the list really is endless when you think about all the things you took for granted in your daily day, including reply simple things like coffee dates or wing nights! What we have come know MORE than anything at our house is we LOVE our people, we love our family & friends and can’t wait to connect with them in person— on more than a Facetime or Zoom! ( although I can’t say enough HOW THANKFUL I am for Technology ) WE are created to be communal & to connect with people.

Every stage of life calls for a different type or style of home… This is called “rightsizing”

No longer is there a need for too many people have the desire to stay in their home forever… As every stage of life does call for something different.  You may start out in a condo, a small home that you may eventually turn into a rental property… As couples get married raise families, have your kids leave this is often a time where families again look at right sizing for their needs… And also look at purchasing homes in the towns or cities and their kids go to University In. I can’t stress enough that there are homes that can take boxes for every stage of life!
